Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed
Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Gelco Flue Liner Replacement: The Manassas Owner’s Guide
A Gelco flue liner replacement in Manassas typically runs $1,850 to $3,200 installed, depending on liner diameter, height, and whether we’re pulling an old clay tile liner out first. We stock Gelco-compatible stainless liners and most replacement parts on our trucks, so a swap usually happens in a single visit. The way most Manassas homeowners find out their Gelco liner has failed is either a chimney sweep’s camera showing cracks and rust-through, or water staining near the chimney chase, or a carbon monoxide detector that won’t stop chirping.
We’re an independent chimney service company. We’re not affiliated with Gelco, but we install and replace their liners because we see them in the field every week across Manassas, Historic Old Town, and the neighborhoods around Sudley and Yorkshire. When a Gelco liner fails, the failure is almost always predictable: rust-through at a seam, a tear from a chimney fire, or a joint that separated during a freeze-thaw cycle. This page is what we’d tell you if you called us about yours.
Which Gelco Models This Applies To
Gelco manufactures single-wall and double-wall stainless steel chimney liners in standard diameters from 4 to 12 inches, with a few specialty sizes for masonry fireplaces and wood stoves. The liners carry a model tag at the top connection collar, but that tag bakes off after a few years. If yours is unreadable, the two numbers that matter are liner diameter and liner length. Measuring both takes about ten minutes with the right tools, and we do it as part of replacement.
One Gelco-specific gotcha: their double-wall liners from the mid-2000s used a proprietary twist-lock coupling that’s no longer manufactured. If that coupling has cracked, you’ll need a full section replacement, not a splice repair. We’ve run into enough of those to know exactly what to look for when Corrine Halstead reviews the camera footage. For most homes in Manassas, the OEM Gelco liner works fine, but we also install equivalent-quality liners from DuraFlex and HeatShield when availability or warranty terms make more sense. The part number matters less than the alloy grade and wall thickness matching the appliance’s UL listing.
Signs Your Gelco Flue Liner Replacement Is Failing

- Water in the firebox or ash pit after rain. This usually means a rusted-through liner seam or a failed crown allowing water to enter the flue chase. Water staining is the most common first sign in Manassas because of our freeze-thaw cycles.
- White or brown staining on the exterior chimney chase. Moisture from inside the flue wicks through masonry and will show on the outside wall. It’s often mistaken for surface staining, but it’s coming from inside.
- A burning smell or visible smoke blowing back into the room when a fire is lit. A liner with separated joints or holes won’t draft properly, and backdrafting is the result. This is a carbon monoxide risk, not just a nuisance.
- Flakes of metal or rust in the ash. When the inner wall of a Gelco liner rusts through, it can drop scale into the firebox, especially after long periods of disuse followed by a hot fire.
- The carbon monoxide detector reading increases when the fireplace is in use. A cracked liner allows combustion gases to leak into the wall cavity. This is a reason to stop using the fireplace and call us immediately.

AfterReplacement Cost & What’s Included
In Manassas, a full Gelco flue liner replacement runs between $1,850 and $3,200 installed. The range is driven mostly by two things: liner diameter and the height of the chimney. A single-story ranch with a 6-inch, 15-foot liner will fall on the lower end. A two-story home with a 12-inch, 30-foot masonry liner and a clay tile liner that has to be broken out and hauled off will be at the higher end.
| Item | Typical Range (Manassas) |
|---|---|
| Gelco-compatible stainless liner (6″-12″) | $900 - $1,600 |
| Top plate, rain cap, and connector | $250 - $450 |
| Clay tile removal (if needed) | $500 - $900 |
| Labor and installation | $600 - $1,100 |
Every estimate is written before work starts. That includes the line-item cost, the scope, and the warranty in writing. We don’t do “call for a quote.” A camera inspection is included every visit, and the photo record is yours regardless of whether you hire us to do the work. If you have a written estimate from another company, bring it to us – we’ll give a free second opinion on it under Clause 1 of the Haven Standard.
DIY or Call Us?

Working on a flue liner is not high-tension like garage door springs, but it still belongs in the category of work we tell people not to DIY. The dangerous parts are the height work on a roof and the carbon monoxide consequences of a liner installed with an unnoticed gap or an unsealed joint. You can safely check a few things at the firebox level: look for rust flakes in the ash, and examine the damper and the first few feet of liner with a flashlight. If you see daylight through the liner wall or rust stains on the hearth, stop there.
What you cannot safely do is inspect the full liner from the roof, measure pitch and diameter accurately, or seal the top plate correctly. Those are the steps where a liner replacement gets done wrong, and the mistake doesn’t show up until a CO detector goes off. We’d rather have you call us at (571) 946-2300 and tell us what you’re seeing. If it turns out the liner doesn’t need replacing, we’ll tell you that in writing too, with the photos to back it up.
FAQs
A Gelco stainless liner in Manassas typically lasts 15 to 25 years, but the deciding factor is moisture exposure, not age. Liners in uninsulated exterior chases fail sooner because Manassas winters create condensation inside the liner during every freeze-thaw cycle, and that condensation attacks the seams first. If your liner is past 15 years and the camera shows rust-through or separation at the joints, we’ll tell you plainly whether replacement is needed now or can wait. Call (571) 946-2300 for a camera-backed assessment and a written estimate.
Small holes at the top of a Gelco liner can sometimes be repaired with a properly sealed patch, but rust-through at a seam or separation between liner sections almost always requires full replacement. Repairs at the bottom of the liner near the firebox are generally not reliable because that’s where heat and corrosion are most intense. We’d rather show you the camera footage and tell you which situation you’re in than sell you a repair that fails in three years. Call (571) 946-2300 and we’ll give you a straight answer from the camera evidence.
Most Gelco flue liner replacements in Manassas take four to six hours from setup to cleanup, and the crew is usually done in a single day. If the old clay tile liner has to be broken out and removed, add two to three hours. We carry Gelco-compatible liners in the most common diameters on our trucks, so we’re often able to complete the swap the same day the inspection confirms the failure. Call (571) 946-2300 for a written estimate and a time window you can plan around.
Yes, we stock Gelco-compatible stainless liners in 4, 5.5, 6, 7, 8, 10, and 12-inch diameters, along with top plates, rain caps, and connectors, on our service trucks throughout Manassas. If we need a specialty size or a longer run than we carry, we source it through the Haven buying network from Gelco, DuraFlex, or HeatShield, and we tell you at the estimate stage, not after the work is half done. Call (571) 946-2300 for availability and a written price.
The camera already told me. I’m just writing it down for you. When we recommend a liner replacement, it’s because the photos show rust-through, joint separation, or wall thinning that cannot be safely ignored – and those photos are yours to keep whether or not you hire us. If the liner is still serviceable, we say so in writing, with a note on when to have it checked again. Call (571) 946-2300 and we’ll show you exactly what the camera found.
Get a Written Price Before You Decide

If you think your Gelco flue liner is failing, the next step is a camera inspection and a written price, not a phone call to three different companies asking for a ballpark. We’ll inspect the liner end to end, hand you the photo record, and write up the scope and the line-item cost before anyone starts. If you’re just starting your research, call us at (571) 946-2300 and we’ll answer your questions over the phone. If you’re ready to book, we’ll schedule the inspection and text you when the crew is on the way.
