Famco Chimney Liner & Rebuild Nationwide

Every visit starts with

Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed

Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Chimney Liner & Rebuild in Manassas: What to Know First

We replace, rebuild, and repair Famco chimney liners throughout Manassas as an independent service provider, and most liner jobs are completed in one visit once the old liner is out and the flue is measured. A Famco stainless-steel liner replacement in Manassas typically runs $2,200 to $4,800 depending on flue height, access, and whether the crown or chase top needs work at the same time. You’ll get a written price before we touch anything, plus a camera record of what we found and what we did. If you own a Famco liner or a home with one installed and something doesn’t look or draft right, call (571) 946-2300 and we’ll schedule the camera inspection first.

How Famco Products Fail - and How We Fix Them

Famco builds a solid stainless liner, but every liner brand has patterns we see repeatedly in Manassas homes. Here’s what shows up on our camera screen most often:

  • Wrinkled or collapsed flex on Famco smooth-wall liners. The Famco flex liner sections are usually 316L stainless, but the thinner-gauge flex (common on 5.5-inch and 6-inch round conversions) can crush or kink if it was pulled through an offset flue during original installation. We see this most on liners installed in the 2005-2015 window through chimneys with clay-tile offsets. The fix is usually a new rigid or heavy-flex section, not a patch.
  • Pinhole corrosion at the Famco tee connection. The tee body and snout at the appliance connection take the most creosote and condensate abuse. On Famco gas liners that run long off-cycles in Manassas winters, we see pinholes at the welded seam where the snout meets the tee. This is a parts-level fix: new tee body, new snout, reseal. We keep Famco-compatible tee assemblies in the truck because this one is frequent.
  • Leaking at the Famco top plate and storm collar. Famco’s standard top plate is flat galvanized or stainless, but the silicone seal under it fails after about 8 to 12 years of Virginia sun and rain. Water tracks down the outside of the liner, rusts the chase, and shows up as ceiling stains below the attic line. We pull the cap and top plate, replace the seal, and re-bed the collar. On full rebuilds, we upgrade to a floating top plate to handle thermal movement.
  • Shifting or separation at Famco liner couplers on tall flues. Famco sells push-together couplers for multi-section liner runs. On a two-story Manassas colonial with a 30-plus-foot flue, thermal expansion works the couplers loose over time. The symptom is a rattle on windy days or a faint smell of smoke in an upstairs bedroom. It gets misdiagnosed as a drafting problem. We re-seat the couplers and add stainless pop rivets at each joint so it can’t walk apart again.
  • Creosote Class III build-up in Famco corrugated flex on wood stoves. The corrugations in older Famco flex grab creosote faster than smooth-wall. When an owner burns less-than-dry wood or runs a stove on low for long burns, the ridges load up. We’ve pulled liners in Manassas where the corrugated Famco flex was 40 percent closed and the owner had no idea. The fix can be a deep chemical cleaning, but if the liner is rigidized or the firebox has over-fired, replacement is safer and cheaper long-term.

Our Famco Chimney Liner & Rebuild Process

Our Famco Chimney Liner & Rebuild Process
  1. 1
Camera first, always. We run an NFPA 211 Level 2 camera scan down the existing Famco liner before we quote a dollar. You’ll see the footage on our screen while we talk through what’s actually happening inside the flue. Clause 4 of the Haven Standard requires this photo record on every job, and we’ve been doing it since 2009.
  2. 2
Written scope and price before equipment leaves the truck. We measure the flue, note clearances, check the crown and chase, and write the scope in plain terms. You get a line-item price for the liner, the tee, the top plate, and any rebuild work. You don’t pay a penny until you approve that paper.
  3. 3
Parts decision made with you. On a Famco liner, we’ll tell you straight whether the Famco OEM part is worth waiting for or whether a compatible DuraFlex, HeatShield, or Gelco component does the same job for less. We carry multi-brand stock so we’re not stuck waiting on a slow Famco distribution channel.
  4. 4
Liner out, flue prepped. If it’s a full replacement, we extract the old Famco liner and inspect the chase or masonry flue behind it. Any spalling brick, failed mortar, or rusted chase panel gets addressed before the new liner goes in. We don’t hide a bad chimney behind a good liner.
  5. 5
New liner in, joints secured, crown and cap done. We install the new liner with the right insulation wrap if the chimney runs exterior, secure every joint, and either restore the existing crown or rebuild it if it’s beyond saving. Famco liner failure in Manassas often starts at the crown, so we address it in the same visit.
  6. 6
Final camera pass and documentation. We run one more camera down the completed liner, start the appliance to verify draft, and walk you through the before-and-after photos. You get the full photo record, the written warranty, and the 365-Day Done Right Promise in writing before we pack up.

Why Manassas Homeowners Call Level Two Chimney Manassas for Famco Work

Corrine Halstead grew up in Queens and learned the trade through a vocational program at Queensborough Community College before spending more than two decades on chimneys, and she and her crew have swept and scoped chimneys all over Manassas, from Historic Old Town to the newer sections off Liberia Avenue. Famco liners are out there in good numbers, and our techs know the brand’s failure patterns well enough to quote the fix without guesswork. If the job calls for a liner brand we carry in stock from DuraFlex, HeatShield, or Gelco instead of waiting on a Famco part, we’ll say so and price it honestly. Every job gets a written scope, a written warranty, and the 365-Day Done Right Promise. If a competitor has given you a written Famco liner quote, bring it in and we’ll give you a free second opinion on it. The camera already told us. We’re just writing it down for you.
