Famco Chimney Cap Installation Nationwide

Every visit starts with

Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed

Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Chimney Cap Installation: The Manassas Owner’s Guide

Level Two Chimney Manassas stocks and installs Famco chimney caps throughout Manassas, with most cap installations running between $385 and $675 depending on the flue dimensions and roof access. We keep the common Famco sizes on the truck, so most installations happen in one visit. The way most homeowners discover they need us: a rusty cap shows up in the yard after a windstorm, or water starts staining the firebox after a heavy rain, and the cap that’s been up there since the house was built has finally given out.

If you bought a home in Manassas between 2015 and 2025, chances are the Famco cap on your flue was installed when the house was built, and nobody has thought about it since. That’s normal. Corrine Halstead and our crew see it on roughly a third of the inspections we run in neighborhoods like Historic Old Town, Sudley, and Wellington.

Which Famco Models This Applies To

Famco makes chimney caps in three series that cover most residential flues in Manassas: the B-Vent cap line, the single-wall cap line, and the multi-flue cap line for homes with two or more flues sharing a chimney. The fast way to identify what you have: look for the stamped Famco label on the underside of the cap skirt, or measure the outside diameter of your flue tile. A 13-by-13-inch flue takes one cap size; a 13-by-18 takes another; a 17-by-17 takes a third. Getting this measurement right is the part most homeowners get wrong, because they measure the inside of the flue instead of the outside edge of the tile or pipe.

The real compatibility gotcha with Famco: their single-wall caps mount differently depending on whether you have a round metal flue pipe or a square clay tile. A round pipe uses a pressure-fit ring clamp, while a clay tile needs the cap skirt to slide over the tile with a half-inch clearance on each side. If you buy the round-pipe style for a clay flue, it will wobble loose in the first wind. We stock both styles plus aftermarket equivalents from Olympia Chimney and Copperfield that match Famco dimensions, so if you have a written estimate from another company for a Famco-branded cap, bring it in. Our free second opinion covers caps just like anything else, and Clause 1 of the Haven Standard means you get a written price before we touch anything.

Level Two Chimney Manassas is an independent service provider. We’re not affiliated with Famco, and we don’t pretend to be. We install their caps because they hold up in Virginia weather, and we keep their sizing charts in the truck.

Signs Your Famco Chimney Cap Installation Is Failing

Signs Your Famco Chimney Cap Installation Is Failing
  • Rust streaks running down the chimney crown. The galvanized mesh or cap skirt is oxidizing, and the rust is washing down onto the masonry. This is usually visible from the ground and means the cap has lost its protective coating.
  • The cap is gone, but the mounting ring is still there. Wind uplift in Manassas storms, especially in exposed neighborhoods like Coverstone or Brentsville, can rip the cap body off if the screws have corroded. The ring stays, the cap flies.
  • Water inside the firebox after rain. If the cap’s rain shield or screen has rusted through, water runs straight down the flue. You’ll see staining on the firebox floor or a wet pile of ash.
  • Animal noise or nesting debris in the firebox. Squirrels and starlings push through rusted mesh. In Manassas we see this most often on homes that back up to wooded lots, where the mesh has thinned from years of creosote exposure.
  • A tilted or leaning cap visible from the driveway. One side of the skirt has pulled loose from the flue. The cap still looks fine from below, but it’s catching water on the downhill side and letting it pool around the flue tile.

Replacement Cost & What’s Included

Installed Famco chimney cap replacement in Manassas runs $385 to $675 for a standard single-flue cap on a one- or two-story home. Multi-flue caps, which cover two or more flues with one unit, run $650 to $1,150 depending on the chase width. What drives the range: flue size, cap material (galvanized steel versus stainless steel), roof pitch, and whether we need a ladder or a lift to reach the flue. Every quote includes the cap itself, the hardware, the labor, and the written warranty, itemized so you can see what you’re paying for. We don’t bury the part cost in a bundled number.

Clause 4 of the Haven Standard means you get a documented photo record on every visit. Corrine writes the findings down before quoting the price. If the old cap’s failure caused flue damage, we’ll show you the camera footage before recommending anything beyond the cap.

If you’re comfortable on a ladder and your chimney is a single story with a walkable roof pitch, you can safely measure the flue and read the Famco label before calling us. That measurement saves you time and gets us the right cap on the first trip. What we don’t recommend is doing the swap yourself on a two-story home, on a steep roof pitch, or on any roof where you can’t keep both feet planted while working at the flue. Chimney cap installation means working at height near the roof edge, and the fasteners on a rusted cap rarely come out clean. A stripped mounting screw on a clay tile means drilling new holes into 60-year-old masonry, and that’s a job for someone who does it weekly.

If you’d rather not get on the roof at all, call (571) 946-2300. We’ll bring the cap, we’ll handle the roof, and you’ll have a written price before the ladder comes off the truck.
