A Level company - serving Manassas, VA

Famco Chimney Cap & Crown Nationwide

Every visit starts with

Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed

Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Chimney Cap & Crown in Manassas: What to Know First

We install, replace, and repair Famco chimney caps and crowns in Manassas as an independent Famco service provider – we’re not owned by or authorized by Famco, and we don’t pretend to be. Most Famco cap replacements or crown repairs in Manassas run $240-$680 depending on flue size and crown condition, and we can usually get the job done within a week of inspection. You’ll get a written price before any work starts, not a rough guess after we’re already on the roof. If you own a Famco cap or crown and something looks off, call (571) 946-2300 and we’ll put actual eyes and a camera on it.

How Famco Products Fail - and How We Fix Them

  • Famco multi-flue caps (MC series) lose their screen mesh first. The expanded metal screen on Famco’s multi-flue caps corrodes at the tack welds long before the cap body fails. We routinely find screens sagging or detached on Manassas homes within 6-8 years of installation. Fix: full cap replacement with a new Famco unit or a quality aftermarket cap matched to the same dimensions. Patching the screen is a short-term band-aid; the welds will keep failing.
  • Famco single-flue caps (SC and FC series) are vulnerable to wind-driven rain through the mesh. Famco’s standard mesh isn’t fine enough to block all wind-blown water during Manassas summer storms. The result is water streaking down the flue wall and pooling at the smoke shelf. Fix: we install a finer secondary mesh or move to a solid-top cap when the flue sees direct exposure. We document with photos either way.
  • Crown cracking on masonry chimneys with Famco caps is a crown problem, not a cap problem. The cap sits on top of the crown; if the crown is spalling or cracked – common on 1990s Manassas builds – water gets under the cap and follows the flue liner down. Fix: crown repair or recoat before cap installation. Installing a new Famco cap on a failing crown is throwing money at the wrong part.
  • Famco stainless steel caps show surface rust at the seams on homes within a mile of Bull Run. We’re not sure if it’s humidity, wind-carried moisture, or something in the local air, but we see seam rust on stainless caps in Manassas more than we do in drier parts of the county. This is usually cosmetic, not structural. Fix: we inspect the gauge and welds, document what we find, and tell you straight whether replacement is needed or the rust is just surface noise.
  • Legacy Famco caps (pre-2010) often have undersized mounting brackets. Older Famco caps shipped with shallow brackets that don’t grip the flue tile properly. We find them wobbling or shifted off-center on century homes in Historic Old Town. Fix: replacement brackets or a full cap swap. A shifted cap can open a gap for animals and weather – we’ve pulled birds out of chimneys with caps that looked fine from the ground.

Our Famco Chimney Cap & Crown Process

Our Famco Chimney Cap & Crown Process
  1. 1
Call and schedule. Live person answers, 24/7. We set a day that works and text you when the tech is en route – with a name and license number.
  2. 2
Camera inspection. NFPA 211 Level 2. We run a camera down the flue and across the crown. You see everything we see, photo-documented. Corrine Halstead calls you herself if we find something that can’t wait.
  3. 3
Written estimate. Line items for cap replacement, crown repair, recoat, or whatever the camera actually showed. No numbers mumbled on a ladder. This is Haven Standard Clause 1: written price, written scope, written warranty before work begins.
  4. 4
Parts decision. For Famco products, we use Famco OEM parts when they match the existing setup and the failure is isolated. When the underlying design is the problem – a soft mesh or a shallow bracket – we explain why a quality aftermarket part lasts longer and costs less. The choice is yours, in writing.
  5. 5
Install or repair. Cap secured, crown repaired and recoated if needed. We test for fit and seal, then photograph the finished work.
  6. 6
Documented record. You walk away with photos of before and after, the written scope, and the warranty. Not a receipt and a handshake.

What Famco Chimney Cap & Crown Costs in Manassas

  • Famco single-flue cap replacement: $240-$380 installed, depending on flue diameter and access.
  • Famco multi-flue cap replacement: $420-$680 installed, depending on flue count and crown footprint.
  • Crown repair (crack fill and seal on minor damage): $150-$350, usually done same visit.
  • Crown recoat (full crown, flexible sealant): $400-$700, includes surface prep and debris removal.
  • Custom cap (odd flue size, irregular crown, or decorative match): $350-$900, fabricated to spec.

What moves the price: roof pitch and height (we charge what the access actually requires), flue count, crown damage extent, and whether we’re repairing or replacing. Skip the call-for-a-quote dance; we don’t do that. Estimates are free and written. Call (571) 946-2300.
