Gelco Chimney Cap & Crown Nationwide

Every visit starts with

Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed

Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Gelco Chimney Cap & Crown in Manassas: What to Know First

Gelco chimney cap and crown work in Manassas runs $385-$1,400 for most jobs: a standard single-flue Gelco cap runs $385-$550 installed, a multi-flue cap runs $650-$950, and crown repair or coating runs $600-$1,200 depending on crown condition and access. We’re an independent Gelco service provider, not a factory shop, and we complete most cap and crown work in a single visit once we’ve seen the flue dimensions and crown condition. If you own a Gelco cap that’s pulling away, rusting at the seams, or a crown that’s spalling, this page tells you what’s actually failing, what it costs in Manassas, and what we document before you pay a dollar.

Call (571) 946-2300

Call (571) 946-2300 for a written estimate. Corrine Halstead and the crew at Level Two Chimney Manassas have run camera inspections on Gelco-equipped chimneys all over Historic Old Town, Sudley, and Wellington for years, and every price you get from us is on paper before work starts.

How Gelco Products Fail - and How We Fix Them

  • Gelco Sure-Seal cap base flange warping. The Sure-Seal series uses a stamped aluminum base that expands and contracts hard in Manassas freeze-thaw cycles. After eight to ten winters, the flange pulls up at the corners and the cap starts rocking on the flue tile. We see it most on 13×13 flues in Sudley and West Gate. The fix is usually a base replacement with a heavier-gauge aftermarket flange plus mechanical fastening into the crown, not adhesive. Gelco’s OEM flange is the weak point, so we spec a thicker one when the measurements allow it.
  • Screened side vents clogging on Gelco Draft King caps. The Draft King’s side screens are fine mesh, and in Manassas the real enemy is not leaves. It’s creosote, especially on wood-burning flues that run cooler. Once the screen loads up, draft drops, the fireplace smokes back, and the owner thinks the flue is the problem. We remove the cap, brush the screen, and camera the flue to confirm draft. If it’s a repeat issue, we’ll discuss a wider-mesh cap that still keeps embers in, which Gelco’s stock screen on that model does not handle well.
  • Crown cracks under Gelco Lyemance-style top dampers. On Gelco’s lyemance pattern, the top damper plate screws into the flue tile collar. When the crown is thin, which is common in 1980s and 1990s Manassas construction, the repeated open-and-close flexes the crown and hairline cracks spread from the flue outward. We’ve documented this pattern in hundreds of homes in the city’s older subdivisions. Repair means a crown fill or full resurface with elastomeric crown coat after we chase and seal the cracks, then remount the damper with a load-spreading collar so it stops flexing the crown.
  • Mismatched caps on multi-flue Gelco installs. Gelco sells individual single-flue caps, and they’re often installed one-per-flue on a multi-flue chimney. The problem is that leaves and rain still dump into the gap between caps, and in Manassas’s wet springs that gap rusts the crown surface. The right fix is a single multi-flue cap sized to the whole crown’s outside perimeter, beading or screwing into the crown edge. It costs more up front, but it beats patching crown erosion every three years. We measure the full crown, not just the flues, and give you both prices.
  • Rusted base mesh on Gelco stainless caps used on gas flues. Gelco makes stainless and galvanized versions of the same cap body. The galvanized ones cost less, and on gas flues they rust faster than anyone expects, particularly where the furnace condensation drifts up and sits on the metal. Manassas has enough humidity that galvanized mesh starts showing rust bloom in five years on gas flues. We pull it, check the flue for moisture pooling, and replace with a stainless cap body. On gas flues we’ll also check the flue’s ability to handle the appliance’s specific venting load, because an undersized cap can backdraft, and that we will always find with a camera and a draft test before we sell you a replacement.

Our Gelco Chimney Cap & Crown Process

Our Gelco Chimney Cap & Crown Process
  1. 1
Call and get on the schedule. You talk to a live person, 24/7. We book a two-hour window, and the tech texts you when they’re on the way. Corrine assigns the tech by name on the confirmation.
  2. 2
Camera inspection and measurements. The tech runs an NFPA 211 Level 2 camera down the flue and takes photos of the cap, crown, and flue tile from the roof. We write down flue dimensions, crown thickness, and cap condition before we talk about any repair. This is Clause 4 of the Haven Standard: a documented photo record on every visit, which we’ve done continuously since 2009.
  3. 3
Findings, then written price. You see the photos on the tech’s tablet. We tell you what’s failing in plain terms: “the cap base flange is warping at the corners,” “your crown is spalling because water is pooling behind the cap.” Then we hand you a written scope and a line-item price. If you decide the work can wait, that’s your call, and we’ll tell you plainly when it can.
  4. 4
Parts decision on the spot. We stock Gelco-compatible caps and quality aftermarket bases and mesh. If your Gelco cap body is still sound but the base or mesh is failing, we’ll quote both a Gelco OEM part and a heavier aftermarket equivalent when we think the aftermarket has a longer service life. We never put a part on your chimney that you haven’t approved in writing.
  5. 5
Repair, test, and document. We do the work, then re-camera the flue and test draft. You get a before-and-after photo set, the written scope, the written invoice, and our 365-Day Done Right Promise: if it’s not done right, we make it right. No fine print beyond that.

What Gelco Chimney Cap & Crown Costs in Manassas

Here are the numbers we quote most often in Manassas, in dollars:

  • Single-flue Gelco cap, standard install: $385-$550
  • Multi-flue cap, measured to crown perimeter: $650-$950
  • Crown crack sealing and elastomeric coat: $600-$900
  • Full crown resurface with water-resistant sealant: $900-$1,200
  • Gelco top damper replacement or remount: $480-$750

What moves the price is access. A two-story chimney with a steep pitch in Manassas’s older neighborhoods costs more than a one-story walk-up in a newer Wellington townhouse. Crown condition matters more than cap condition: a crown that is delaminating across more than a third of its surface needs a full resurface, not a patch. We write the price before we start, and if you bring us a competitor’s written estimate, we’ll give you a free second opinion on it, line by line.

Call (571) 946-2300 and we’ll scope it. The estimate is free, and it’s on paper before you decide anything.

Why Manassas Homeowners Call Level Two Chimney Manassas for Gelco Work

Why Manassas Homeowners Call Level Two Chimney Manassas for Gelco Work

We’ve run camera-scan inspections and cap and crown work on more than 38,000 chimneys since 2009, and Gelco caps show up on a lot of them in this area. Corrine Halstead has been doing this work for over two decades and she will tell you what the camera found before she tells you what it costs. Her one rule is that if the inspection finds something that cannot wait, she calls you herself. No call center. No upsell script.

Every tech who shows up is background-checked and uniformed, license number on the page. Every job is quoted in writing before it starts. Every job gets a documented photo record on completion, per Haven Standard Clause 4. And if your chimney needs work beyond cap and crown, a flue liner or a rebuild, we work with DuraFlex and HeatShield materials too, so we’re not going to sell you a Gelco patch when a different material is the right call. We’d rather show you the photos and let you decide.
